Private Executive Proposal

Build the Sellers Reserve
Auction Divisions
of Orange County

Lisa Hoffman & Andrew Warren

Directors of Strategic Partnerships · Auction Division Expansion

Presented by Michael Mahon, Founder, Sellers Reserve · Newport Beach, California

Executive Summary

One page, so the plan is clear before you read anything else.

Sellers Reserve is no longer growing by signing individual agents. We grow by selecting one credible brokerage in each city, helping that brokerage establish a Sellers Reserve Auction Division, activating a cohort of approximately 20 agents, and then working alongside those agents until the division produces auction listings.

That shift is set out in our two most recent presentations, the Reserve Elite Network and the Auction Advantage presentation, and in the Director of Strategic Partnerships, Auction Division Expansion Model deck that accompanies this proposal. This website is the working version of all three.

The role we are offering you, Director of Strategic Partnerships, is the field execution of that plan across Orange County. You are not a recruiter. You are a market builder.

The compensation model has been rebuilt to match. It is commission only, with three layers: a payment when a brokerage genuinely launches its Auction Division, a payment as each agent is activated, and a percentage of the net revenue that division produces. Build a portfolio of productive divisions and the percentage itself increases.

The plan in eight lines

  • 29 target cities across Orange County
  • One selected brokerage partner per city
  • One Sellers Reserve Auction Division inside that brokerage
  • Approximately 20 accredited agents per division
  • Lisa covers North, Central and West Orange County, Andrew covers Coastal, South and Luxury Orange County
  • Success measured by active auction producing agents, never headcount
  • Establishment commission of $7,500 per completed division
  • 10 to 15 percent of the net revenue that division produces
The Strategic Shift

The role no longer sells a program. It installs a repeatable city operating system.

Old emphasis

Recruit promising agents, train them, and hope listing activity follows. Scarcity created appeal, but it restricted scale.

New model

Select the right brokerage in each city and help it establish a dedicated Auction Division powered by Sellers Reserve.

Role consequence

You become a city market builder: relationship developer, brokerage selector, launch partner and field activation leader.

The Reserve Elite Network remains our elite recognition tier. The main distribution engine becomes brokerage by brokerage Auction Division activation.

The Platform Thesis

Sellers Reserve does not need to own the brokerage. It needs to power the Auction Division inside it.

Brokerage brand

Local credibility, office infrastructure and market standing.

20 accredited agents

A trained, visible and accountable city network.

Auction operating system

Methodology, training, media, technology and auction support.

Local seller activity

Appointments, listings, auctions and case studies.

A Personal Note

Lisa and Andrew,

Our growth plan has changed, and it has changed in your favour. The most valuable person in this business is now the one who can walk into a city, choose the right brokerage, and leave behind an Auction Division that produces.

That is a bigger job than recruiting agents, so the reward is structured differently. There is no salary. There is real money for establishing a division, and there is significant money when that division sells homes.

What follows is the plan, the market map, the role, the numbers and the next steps, in that order, so there is nothing left to interpret.
